## The government side: where the land actually comes from

 * **GMADA** (Greater Mohali Area Development Authority) — the master developer 
   of Mohali’s new sectors, Aerocity, IT City and Eco City, and the auction house

 * **Mohali, Zirakpur, New Chandigarh and Chandigarh UT:** look the project or agent
   up on [Punjab RERA](https://rera.punjab.gov.in/) — the authority’s own office
   sits in Sector 18-A, Chandigarh, and its portal lists registered projects and
   agents publicly.
 * **Panchkula and Kalka:** use [Haryana RERA](https://haryanarera.gov.in/), whose
   Panchkula bench covers this side of the tricity.
 * Match the RERA registration number on the brochure with the portal, check the
   promoter name, and treat any “pre-launch” without a RERA number as a walk-away.
 * For agents: the portals also register brokers — an agent who cannot show a RERA
   agent number is asking you to carry their risk.
