“Top realtor” lists in tricity property are usually ads wearing a costume. We do not take listings or commissions, so here is the honest map instead: who genuinely moves the market here, and how to verify anyone — developer or broker — yourself in five minutes.
The government side: where the land actually comes from
- GMADA (Greater Mohali Area Development Authority) — the master developer of Mohali’s new sectors, Aerocity, IT City and Eco City, and the auction house for some of the tricity’s most-watched plots. - Chandigarh Housing Board (CHB) — the UT’s own housing agency and the route to property inside Chandigarh’s sectors.
- HSVP (Haryana Shahari Vikas Pradhikaran) — the developer behind Panchkula’s sectors and plot schemes.
The big private developers
- Omaxe — the listed developer behind the 800-plus-acre New Chandigarh township at Mullanpur: plots, floors, villas and a commercial hub, per its own project pages.
- DLF — India’s biggest listed developer runs The Valley in Panchkula’s Pinjore–Kalka urban complex, a low-rise township in the Shivalik foothills, alongside its earlier Mullanpur and IT Park footprints.
- Sushma Group — the name most attached to Zirakpur’s Airport Road corridor, with residential towers and commercial projects across the strip, per its own site.

How to verify any realtor in five minutes
- Mohali, Zirakpur, New Chandigarh and Chandigarh UT: look the project or agent up on Punjab RERA — the authority’s own office sits in Sector 18-A, Chandigarh, and its portal lists registered projects and agents publicly.
- Panchkula and Kalka: use Haryana RERA, whose Panchkula bench covers this side of the tricity.
- Match the RERA registration number on the brochure with the portal, check the promoter name, and treat any “pre-launch” without a RERA number as a walk-away.
- For agents: the portals also register brokers — an agent who cannot show a RERA agent number is asking you to carry their risk.
