The government side: where the land actually comes from

  • GMADA (Greater Mohali Area Development Authority) — the master developer of Mohali’s new sectors, Aerocity, IT City and Eco City, and the auction house for some of the tricity’s most-watched plots. The big private developers

  • Panchkula and Kalka: use Haryana RERA, whose Panchkula bench covers this side of the tricity.
  • Match the RERA registration number on the brochure with the portal, check the promoter name, and treat any “pre-launch” without a RERA number as a walk-away.
